Cash-on-cash, cap rate on cost, or appreciation with a hold period? A number or a range is enough.

Turnkey, light value-add, or heavy rehab? Have you managed a renovation before?

Self-manage, third-party manager, or undecided? Will you live in one unit?

When do you want to close, and how long do you expect to hold?

Lead-paint abatement, flood zone, existing tenants below market, owner-occupancy requirements, condo associations, oil heat: tell me what you will not touch.
