Hello, I'm Sam.
I'm Sam Al-Harbi, a Massachusetts real estate investor and Realtor based in Greater Boston. I started investing six years ago and today I own three buildings and eight doors here in Massachusetts. Everything I know about this business I learned by actually doing it — raising capital, underwriting deals, negotiating with sellers, financing properties, managing tenants, handling capital improvements, and living with the consequences of every assumption I made on a spreadsheet.
I became a Realtor for one specific reason: to help other people get started and build their own portfolios with real-world experience behind them. There's no shortage of people willing to sell you a property. There are far fewer who will sit down, model the rent roll, question the seller's expense numbers, and tell you honestly when a deal doesn't work.
My professional background is in finance — I've worked as a senior financial analyst and studied at the Isenberg School of Management at UMass. That training is the backbone of how I evaluate real estate. I don't rely on listing-sheet pro formas. I build the model: market rents, real operating expenses, taxes, vacancy, capex reserves, financing terms, and the cash-on-cash and cap rate that actually results.
My focus is helping clients reach financial independence through multifamily and commercial real estate in the Greater Boston market. I work across Boston, Worcester, Waltham, Lowell, Norwood, Burlington, Framingham, Fitchburg and Newton — markets with genuinely different fundamentals that reward knowing the difference.
I also represent traditional buyers and sellers, and they get the same treatment: straight answers, real analysis, and someone who will tell them what a property is worth rather than what they want to hear.
