Full-Time Realtor, Hands-On Landlord

I'm Sam Al-Harbi, REALTOR®, a Massachusetts real estate salesperson with Candor Investment Group powered by eXp Realty, with an office in Lowell. I started buying property in 2021, and I own three properties today. I buy for myself through my own company. I learned this business by doing it. I raised money, ran the numbers on deals, negotiated with sellers, financed buildings, managed tenants and handled repairs and upgrades. I lived with the consequences of every assumption I made on a spreadsheet.

I became a Realtor to help people start and grow their own rental portfolios, with someone beside them who has done it. Not every agent will sit down with the rents, question the seller's expense numbers and tell you straight when a deal does not work.

I started as a financial analyst in 2015, at Fortune 100 companies and an institutional investment firm. Today I am full time in real estate. That training is how I look at every property. I do not trust the projections on a listing sheet. I build my own from market rents, real operating costs, taxes, vacancy, money set aside for big repairs and the loan terms. That shows what the property should really earn.

I mostly help clients buy multifamily and small commercial property in Greater Boston, the Merrimack Valley and Central Mass. For investor clients under a written buyer agreement, I also look for buildings whose owners may sell without ever listing. I work anywhere in Massachusetts. Boston, Waltham, Newton, Burlington, Norwood, Framingham, Lowell, Worcester and Fitchburg are the markets I track most closely. Each prices differently, and I follow the differences.
